This is a flexible site, able to accommodate a wide range of projects in its 10 hectares (24 acres) of privately-owned, developable land suitable for B1, B2, B8, A3 and C1 uses within the Local Development Plan.

Rassau is one of the best known industrial estates in south Wales, and, with 7.1 hectares (17 acres) site of privately-owned, developable land, could accommodate larger buildings for B1, B2 and B8 uses within the Local Development Plan. Read-to-move-into industrial units ranging from 929m² (10,000ft²) to 9290m² (100,000ft²) are also available for immediate occupation.

With 13 hectares (32.5 acres) of publicly-owned, developable land set within 29 hectares (72 acres), this is the largest site in the Zone. Enhanced Capital Allowances (ECAs) are available on this site which could accommodate larger buildings for B1, B2 and B8 uses within the Local Development Plan.

6.2 hectares (15 acres) of publicly-owned, developable land, immediately available for B1 uses, the Works site is part of the recent regeneration of a former steelworks site.
Now a vibrant, mixed-use facility, the site provides learning, leisure, recreational and community facilities as well as commercial opportunities. The Works site has its own energy centre, which is already reducing energy costs and carbon emissions by up to 20% via a district heating system, which we are planning to extend.

2.1 hectares (5 acres) of publicly-owned, developable land, immediately available and suitable for B1 uses within the Local Development Plan.

Home to a number of world-leading manufacturing companies and with the space to accommodate a wide range of businesses whether in the development sites or existing units that are ready for immediate occupation. The estate also has 2.16 hectares (5 acres) of developmental land available for B1, B2 and B8 uses.
Coleg Gwent is amongst the best performing colleges in Wales and also one of the biggest with over 18,000 students. Its principal site situated within the Zone, the college offers an inspiring range of academic or vocational courses including A Levels and Apprenticeships, university level Higher Education options, professional qualifications or workforce training for employers.
