Landlords and agents are now required by law to be registered or licenced.
A new law has been introduced in Wales which applies to all landlords and agents of private residential property. If you own, rent out, manage and/or live in a rented property then this law will impact on you.
The new registration and licensing scheme will help to raise standards in the private rented sector in Wales. It will also raise awareness by landlords, agents and tenants of their respective rights and responsibilities.
This will mean that:
- all private landlords will be required to register with Rent Smart Wales. They will also have to register their properties
- if a landlord wants to manage the property themselves, they must demonstrate they are ‘fit and proper’ to hold a licence, and then undertake, and pass, approved training
- alternatively, they will be able to appoint a licensed agent to manage the property on their behalf
Landlords and agents have until November 2016 to comply with their new legal obligations, without fear of legal action.
